Parmenter has 21 buildings awarded BOMA 360, which ranks us 4th nationally in the number of designated buildings. We have also received BOMA's TOBY award recognizing the "best of the best" in commercial real estate for buildingslocated in Atlanta and Dallas. There are a multitude of things that Parmenter Realty Partners does to make our buildings more energy efficient, also illustrated here, including the following: SystemsUtilize sophisticated Energy Management Systems that manage the HVAC systems, lighting and other areas that consume energy reducing unnecessary use of electricity. On-going commissioning ensuring systems are operating at peak performance while validating systems are not running unnecessarily. Operate HVAC systems that utilize the latest technology including VFD’s, low energy consuming motors, heat exchangers, DDC controls, etc. Utilize efficient metering systems capturing and recording electric and water use at the building identifying opportunities to improve and conserve where possible.LightingReplace older lighting with the most energy efficient lighting available. Utilize electronic ballast, T-5 bulbs and LED’s appropriately throughout our properties. Install motion and ultraviolet light switches that turn off lights when rooms are not occupied.Potable WaterParticipating in WaterSense, a partnership program sponsored by the EPA with protocols to ensure continued water savings by replacing water closets with units that produce 1.28 gallon per flush, urinals with .5 gallons per flush and faucets with .5 gallons per minute to conserve water and reduce operating cost.Water HarvestingCapture storm water and condensation to reuse in cooling towers, architectural fountains and for irrigation.Sustainable PurchasesProvide education Programs that encourage tenants to utilize water filtration methods in lieu of purchasing water in plastic bottles for drinking water. To encourage the use of Energy Star rated office equipment and appliances. For policies related to using recycled toilet paper and hand towels in our building restrooms. Source reduction programs to reduce the quanity of materials brought into the building therefore reducing unnecessary waste generation at the building.Green CleaningCorporate Policies and procedures requiring contractors to only use environmentally friendly cleaning products and equipment. Utilizing cleaning methods such as day cleaning which allows the building to turn off lights at night; therefore, reducing energy use at the buildings.Water HeatersReplace water heaters, which use energy 24/7 with instant hot water heaters, which consume power only on demand.LandscapingUse native or adaptive plantings to minimize the use of irrigation and pesticides. Incorporate xeriscape principles where possible. Mulching landscape waste on-site and reusing around trees and shrubs. Corporate Policies that require the use of mulching mowers and fuel efficient equipment for landscaping that has been properly maintained. Utilize irrigation techniques that incorporate weather stations, drip irrigation and systems that do not use potable water.TransportationProviding preferred parking for fuel efficient vehicles and charging stations for electric vehicles. Encouraging the use of bicycles, mass transit, carpooling and vanpools at our properties. |
![]() LEEDLEED stands for Leadership in Energy and Environmental Design. LEED was developed by the US Green Building Council (USGBC) as a green building certification program to recognize and benchmark for the design, construction and operation of a high performance green building. Green building operations and management can reduce operating costs, enhance building marketability, increase workers' productivity and create a "people-friendly" work environment. LEED points are achievable in 7 environmental categories. Gold certification will be in place for 5 years before recertification is required. Energy StarThe ENERGY STAR is a mark of superior energy performance and identifies your building as one of the most efficient buildings in the nation, as recognized by the United States Environmental Protection Agency (US EPA). By earning Energy Star, your building is using 35% less energy than average buildings, while still providing quality service and comfort to occupants and reducing greenhouse gas emissions. In the US, energy loss from commercial buildings represents almost 18% of our greenhouse gas emissions. Energy Star benchmarking is a requirement in submittals for LEED certification, TOBY Awards, and BOMA 360. BOMA 360BOMA 360 is a groundbreaking program that evaluates six major areas of building operations and management and benchmarks a building's performance against industry standards. Applicants must achieve the required number of points to be recognized as a BOMA 360 Performance Building. By achieving a BOMA 360 designation a building is showing its commitment to excellence in all facets of operations; providing the utmost satisfaction and concern for the occupancy experience of the tenant. Only occupied commercial office buildings and industrial buildings are eligible for the BOMA 360 Performance Program designation. TOBYThe Office Building of the Year honors the best of the best in commercial real estate through BOMA (Building Owners & Managers Association). Competitions start at the local level. Winners move on to regional, then those winners compete at the International Level with a total of 14 categories to enter. Winners at the local level are judged based on physical tours of the property. Winners in each category at the Regional and International level are scored based on points awarded for submitted documented information. |
